The Seller's Edge, Home Staging and Redesign

Services & Pricing

Consultation and Proposal -- $100*
A design consultant will meet with you to discuss your goals, expectations, and how to receive the maximum return on investment for your home improvement dollars. Viewing the space as a buyer would, the designer will walk through the home, taking photos and notes, gathering those all-important first impressions. 

Your consultant will give you a quick demonstration of the difference home staging makes by transforming a room of your home.  You will be given the photos to use in your marketing efforts.  You will then receive a proposal based upon the amount of work needed to gain a speedy sale and the highest dollar amount for your home.

A $50.00 credit will be applied to any future staging service, if decided that day.

Quick Home Makeover Report -- $150       
The Home Makeover Report is for homes that are well on their way to being staged and just need a little extra direction. This customized, photo-filled report focuses on the most important things the seller should do right away to increase the value of their home and obtain a faster sale.  The report is emailed to the seller.

Half Day of Home Staging or Redesign -- $450
This service is for those homes that just need a little extra attention and expertise or are less than 2000 square feet. 

Dramatic transformations will be made to the main areas of the home. Accessories will be brought in to complete the look of each room. Photos will be taken for your agent’s marketing efforts. Upon completion, we’ll assess our progress by going through the home with you, filling out our SELLERS EDGE Action Plan, so you can complete the look on your own. The Action Plan will detail the cosmetic improvements recommended; paint color choices, suggested  accessory purchases, and details on what to do in the rooms we were unable to cover. 

Full Day of Home Staging or Interior Redesign -- $750
You won’t believe the difference a day can make!  You’ll walk away with a show-ready home, photos for your agents marketing efforts, and visuals of purchases you can make to complete the look. We’ll go through the home with you and fill out our SELLERS EDGE Action Plan, so you can complete the look on your own.  The Action Plan will detail the cosmetic improvements recommended; paint color choices,  additional accessory purchases, and details on what to do in the rooms we were unable to cover. 

New Listing or Open House Staging Weekend -- $1200
This service is perfect to make a great first impression for the house that is about to go on the market or have an Open House.

A SELLER'S EDGE consultant will spend two full days prior to that weekend transforming the house into a buyers dream.  The consultant will be working with a detailed SELLER'S EDGE Action Plan that will be given to the home seller to complete the transformation.  To get top dollar, every home should go through our complete home staging transformation before being listed.

“Do-It-Yourself” Manual -- $295
(Covers up to 2000 square feet plus additional $100 for every extra 1000 square feet). The “Do It Yourself” Manual is an extensive 30+ page report detailing all of the actions a SELLERS EDGE consultant would take to transform your home along with tips and tricks from the pros. We give you the expertise and you supply the energy to do the staging yourself. Perfect for the “For Sale By Owners.”

Hourly Service -- $75.00
Hands-On Staging or Interior Redesign
To ensure the home will be shown at its finest, each of the home's main living areas (foyer, living room, kitchen, family room, & master bedroom /bath) will be edited and arranged to emphasize its best features and play down its trouble spots. Clutter elimination, organizing, furniture layout, accessories, florals, and lighting are just a few of the areas considered when staging each room for show.

Detailed written recommendations for repairs and improvements will be supplied to both the homeowner and the real estate agent.

Shopping Service
$75.00 per hour

We’ll create a budget and expertly shop for those accessories that serve as investments in the sale of your home.  We know where to go and even get “Designer Discounts” on what we purchase for you.

THE SELLERS EDGE will spend a few hours with the home seller, and preferably with you, walking through the home and discussing needs, wants, goals and expectations. We will roll up our sleeves and transform one area of the home. We will end the consultation with a proposal for further staging services.

Silver Partnership
Consultation, Half Day of Home Staging and Virtual Tour
$399 (A $495 Value)

Get ready to see dramatic transformations to the home.  This package is our most popular and works wonderfully for homes that are under 2000 square feet.  We work with the home sellers to make the most of what they have.  We also bring in added accessories, so that we can take beautiful photos for your marketing efforts and give the home seller a “visual” of what they should purchase to complete the look.  Using our finished photos, we will create a virtual tour to post to the MLS for this property.  We will end the consultation with a proposal for further staging services if needed.

Gold Partnership
Consultation, Half Day of Home Staging, Virtual Tour,
and 10-Page Action Plan 

$549.00 (A $700 Value)

After we spend a half-day transforming the home, we’ll spend another hour with the home seller going through the rest of the home and filling out our 10-page Action Plan.  This plan contains instructions for changes that need to be made by the home seller in order for the home to receive the best price.

Platinum Partnership for All New Listings
$699.00 (A $995 Value)

This service is perfect for all your new listings in order to make a great first impression!  We will spend a Staging Day prior to that listing weekend transforming the house into a buyers dream.  We will be working off of a detailed Walk-Thru Worksheet that will be given to the home seller in order to complete the transformation. Using our finished photos, we will create a virtual tour to post to the MLS for this property.
